What to check before buying a home or land in South Mississippi
Start with the places you want to live, what you can comfortably spend, and what you need from the property. Then look beyond the photos.
Check the everyday details
Drive the route you expect to use. Visit at different times if you can. Check school assignments directly with the district, and research the services and amenities that matter to you.
Look at condition and insurance
Ask about the roof, heating and cooling systems, prior repairs, drainage, and any signs of water intrusion. Check flood information for the specific property and obtain insurance quotes early. A home inspection can identify concerns, but it cannot reveal every defect or guarantee future condition.
Give land its own checklist
Confirm legal access, boundaries, utilities, restrictions, and permitted uses. If you plan to build, investigate site conditions and whether the proposed water and wastewater arrangements are feasible. Use the appropriate surveyor, county office, utility provider, and other qualified professionals for these questions.
Compare the full cost
Look at the purchase price alongside taxes, insurance, maintenance, and any association fees. If you’re using financing, ask your lender to explain the loan terms and expected closing costs.
Keep your priorities in view
Write down your must-haves before touring. A property may look great in photos and still be a poor fit for your plans.
